Leasing immovable property

  • May I sell the immovable property which I am paying for through leasing, prior to the complete settlement of the lease?
  • In the immovable property leasing arrangement am I also the legal owner of the subject matter of the agreement?
  • Is it required to underwrite the property insurance for the subject matter of the lease (immovable property), and if so where?
  • Which procedures and phases am I facing in the role of a natural person prior to moving into an apartment bought by means of leasing?
  • How high is the tax on real estate transactions and when is it to be paid?
  • What are the expenses of a client in % from the lease of immovable property with regard to notary and attorney services and do these expenses and how do you insure yourself?
  • Within what time limit do you repossess immovable property from the client, when instalments cease to be paid regularly?
  • I am interested in the approximate calculation of the lease for the construction of a (prefabricated) house on my own landed property. The repayment period is foreseen to be 15 years. The value of the house at the contractor is 25 million SIT. An additional 6 million will be required to move into the house, in total this amounts to 31 million SIT.
